I know a lot of people who have started are thinking that right now. First they told him to use online classified sites to get his leads and find cash buyers, but when that doesn’t work, he buys another course that tells him another way, and so on.

I have the secret to wholesale real estate that I’m going to reveal to you in a second, but let me ask you a question.

What do you want to do?

Simple as that. Lots of people get into this business and start out and as soon as things go sour they either quit or move on to the next niche. You have to figure out what you want to do. If you continue to jump from one niche to another, you’ll be doing what we know in the business as “spreading out.”

This means not mastering something before moving on to the next. They always surprise me with new ways to make money in real estate, but my main focus is wholesale because even though I know a lot about it, I still don’t feel like I’ve mastered it.

Here are some steps to make wholesale real estate suck a lot less:

  • Get a quality education in a particular niche and stick with it. I don’t care how it goes. If you want to succeed at it, you have to go from bad to good.
  • Connect with other investors in your area who can work with you as mentors and give you some guidance. Knowledge is important. Later it becomes wisdom.
  • You have to do something, the offers are not going to fall into your lap. You have to take action to close deals. This is calling people, meeting people, etc.
  • Being successful is 90% mental. If you don’t feel like you can do it, then that’s something I can promise you will come true. If you have people in your ear telling you that you are wasting your time, then you need to spend less time with them. Many cannot fathom the fact that you could earn more on a deal than they see in a month. Instead of understanding, the typical human will discredit.
